Q: What do condominium fees cover?
A: Our monthly condo fees pay your portion of the cost to maintain and repair the common property. These costs cover snow removal, landscaping, common utilities, insurance, fencing, road repair and property management. A portion of your condo fees also goes toward the building’s reserve fund. A reserve fund ensures that the condominium has enough money to pay for major repairs to, and replacement of, the common elements over the life of the building. These include the roof, roads, sewers and other building systems.
Q: Do I need my own insurance?
A: The condominium corporation's insurance is designed to restore the building and its components to the original state in case of damage or loss. This insurance does not provide coverage for improvements or betterments with in your unit or personal property. You should review your own insurance needs with your insurance agent to determine that you have adequately protected your personal interests.
