
Important information for resident and owners
About Bisset Bay
Bisset Bay is a bare land condominium, which essentially means you own a unit of land and everything in the airspace directly above it, but your unit is contained within a master lot perimeter and is subject to the Condominium Property Act of Alberta. If you are a resident in Bisset Bay and would like to receive emails and updates from the condominium association, please provide us with the following information. You must send an email as indicated below to be added to the Bisset Bay email list. This option is only open to residents of Bisset Bay.
Governance
All units at Bisset Bay are individually owned. As a unit owner, you have a vote in the governance of the Condominium Corporation. At the Annual General Meeting (generally held the first Tuesday of November), the unit owners elect a Board of Directors. The role of the Board of Directors is to govern the Corporation, conduct its business and ensure that the Bylaws are enforced for the good of all owners. Property Management
The Corporation has always employed a professional property management company to assist the Board of Directors in carrying out their duties. Bylaws and the Condominium Property Act
Bisset Bay, like all condominiums, is governed by the Condominium Property Act of Alberta, and by the Bylaws registered by the Condominium Corporation at the Alberta Land Titles Office.
When you purchased your condominium unit, you entered into a binding contract to abide by both the Bylaws and the Act. As a unit owner, you should be fully aware of both your rights and your responsibilities with respect to the Condominium Corporation. Please ensure that you have copies of the important documents.
You may obtain copies of the Bisset Bay Bylaws from the property management company at the address provided on the contact information tab. You may obtain copies of the Condominium Property Act and the related regulations from the Queen’s Printer. You can also view, download or print the Act and Regulations at http://www.qp.gov.ab.ca/Documents/acts/c22.cfm
Insurance
The Condominium Corporation, as required by the Bylaws and the Condominium Property Act, carries “all-risk” insurance on the buildings and fixtures as originally built. The insurance broker is the Phoenix Group of Insurance Brokers Inc.
Please note that the insurance covers only the exterior of the units. You are responsible for obtaining insurance coverage for the interior of your unit, including improvements, and all of your personal property. Please talk to your insurance agent to ensure you have adequate coverage.
Maintenance and Repairs
Exterior
The Condominium Corporation is responsible for maintenance of and repairs to the exteriors of the units and the common property, as defined in the Bylaws. This includes items such as windows and casements, garage doors, siding, etc. However, if you, your family, your guests or your pets are found to have been responsible for exterior damage, you will be invoiced for the cost of repairs.
Interior
You are responsible for all interior repairs and maintenance. This includes items such as window operators, locks, garage door openers, furnaces, hot water heaters, fireplaces, plumbing and electrical. Please remember that failure to properly maintain your unit (e.g. cleaning dryer vents, inspecting furnaces, etc.) affects not only the health and safety of you and your family, but that of your neighbours as well.
Satellite Dishes
You may install a satellite dish in your unit provided you request permission in writing prior to the installation and comply with the Condominium Corporation’s guidelines for such installations. Please contact the property manager for further information.
Exterior Renovations
You may not make any alterations, attachments or additions to the exterior of your unit or to common property unless you obtain written permission from the Board of Directors. This includes changes to the patio area behind your unit and such things as installing heating systems in garages. Please submit any proposals for renovations in writing to the Board through the property manager.
Speed Limit
The speed limit within the complex is 10 kmph. Please bear in mind that there may be children and/or pets on the roadway and ensure that you, your family and your guests respect this limit.
Parking
Residents:
You (or your guests) may park in front of your garage if you have a full-sized parking pad. You may not park in such a way that your vehicle extends into the driving lane or into a neighbour’s parking space. This rule will be waived for delivery vans, repair trucks, etc. but such vehicles must be moved as soon as possible. We will have vehicles that violate this rule tagged ($50) and towed.
Visitors:
The Condominium Corporation provides a limited number of visitor parking stalls for the convenience of your guests. These stalls are to be used for short-term (maximum 24 hours) parking by guests only. Again, we will tag and tow vehicles that are violating this rule.
Fire Lanes
Fire lanes are clearly marked throughout the complex. There is no stopping or parking in these areas.
Garbage
The City of Edmonton sets garbage pickup dates. If you do not have a schedule, please contact the City to obtain one or visit http://www.edmonton.ca/for_residents/coe-collection-schedule-map.pdf. Recycling materials are picked up on the same day as the garbage pickups. Please do not put out your garbage and/or recycling until the evening before the scheduled pickup. Put your garbage in standard large garbage bags, and ensure they are securely tied. Put your recycled materials in blue plastic bags as required by the City, and again ensure they are securely tied.
Pets
You may bring your pet to Bisset Bay. However, you are fully responsible for any damage caused by your pet. You must keep your pet on a leash or chain at all times when outdoors. If your pet creates a mess outside your patio area, you must clean it up immediately. You must also clean your patio on a regular basis throughout the year. If you own dogs, you are responsible for ensuring their barking does not disturb your neighbours.
Noise
In a complex such as Bisset Bay, with so many people living in close proximity, it is vitally important that everyone cooperates to keep noise levels to a minimum. In particular, please keep the volume of your stereos, TVs etc. at a level that does not disturb your neighbours, especially (but not only) late at night. If you are entertaining guests, please ask them to respect your neighbours as well. Bear in mind that we are all subject to the City of Edmonton noise bylaw, as well as laws prohibiting disturbing the peace.
